Must Have Competencies: Candidate should be capable of
• To prepare feasibility report for redevelopment of society / Plot. (FSI Calculation, Area Consumption, Tender filling, Preparing quotation for redevelopment.
• Helping to create and verify invoices, including RA bills, subcontractors’ bills, and reconciliation statement.
• Collecting and verifying data for progress claims and billing inputs from site engineers and project managers.
• Working with site teams, project managers and accounts team to ensure accurate billing and timely payments.
• Maintaining accurate records of completed work and billing related documentation.
• Billing Documentation: Ensuring all supporting billing documents are accurately prepared and maintained for efficient processing and compliance.
• Coordination with Site Teams: Actively coordinating with site teams to arrange materials required for daily operations, ensuring the smooth flow of materials to avoid project delays.
• Material Management : Responsible for monitoring and ensuring the timely availability of essential materials on-site, particularly focusing on the daily supply of cement and other critical materials.
• Experience in using CRM software and other sales tools.
• Excellent written and verbal communication skills and reporting skills
• Proficient in MSOffice especially in MS Excel
• Project Management skills, Organisation and Planning, time management, team player and leadership qualities
Responsibilities:
• Lead Generation and Sales Strategy:
Search new Housing Society for redevelopment.
Documentation Housing Society and Developer.Developing and implementing effective sales strategies to attract potential buyers for redeveloped properties.
• Team Management:
Managing and motivating a team of sales representatives, providing guidance, training, and support to ensure they meet their individual and team targets.
• Client Relationship Management:
Building and maintaining strong relationships with potential buyers, addressing their queries, and guiding them through the sales process.
• Sales Process Management:
Overseeing the entire sales process, from initial contact and property viewings to negotiations, documentation, and closing deals.
• Market Analysis:
Staying informed about market trends, competitor activities, and pricing strategies in the redeveloped property market to adapt sales approaches accordingly.
• Reporting and Analysis:
Tracking sales performance, analyzing data, and reporting on progress to senior management.
• Post-Sales Support:
Ensuring a smooth transition for buyers after the sale, addressing any concerns or queries related to the property or the redevelopment process. Visit sites regularly for identification of land liaisoning with local and district revenue authorities.
