Key Responsibilities:

Pricing & Revenue Optimization

• Use dynamic pricing tools like

  PriceLabs, Beyond, or Wheelhouse

  to adjust daily rates
• Analyze occupancy, demand trends, seasonality, and competitor pricing to set optimal strategies
• Monitor and maintain

  high occupancy & RevPAR goals

Market Research & Data Analysis

• Conduct ongoing competitor and market trend analysis (Airbnb, Vrbo, Booking.com)
• Study local events, holidays, and travel patterns impacting San Diego bookings
• Generate weekly/monthly reports on

  ADR, Occupancy, Booking Pace

  , and other KPIs

Calendar Management & Booking Rules

• Optimize calendars across all platforms (Airbnb, Vrbo, etc.)
• Adjust minimum stay rules, availability gaps, and promotional pricing as needed

Collaboration with On-Ground Team

• Coordinate with the operations team in San Diego to ensure rate and availability accuracy
• Provide recommendations to improve underperforming listings

Performance Reporting

• Share insights and performance metrics with business owners on a regular basis
• Propose pricing experiments and promotional plans to increase bookings and revenue

Requirements:

Education:

• Graduate in Business, Hospitality, Finance, or a related field

Experience:

• 3+ years of experience in

  Airbnb pricing

  , revenue management, hotel or vacation rental analytics
• Experience with

  PriceLabs / Beyond / Wheelhouse

  is highly preferred

Skills:

• Strong analytical and Excel/Google Sheets skills
• Familiarity with Airbnb host dashboard and OTA platforms (Booking.com, Vrbo, etc.)
• Good understanding of the US vacation rental market (especially California)
• Excellent communication skills (written + spoken English)
• Ability to work on US time-zone aligned hours (partial overlap)

Bonus (Preferred but not required):

• Experience with

  Guesty / Hostaway / PMS tools

• Prior work with US-based clients or property management teams
• Understanding of San Diego’s tourism, event calendar, and regulations
