Role Overview

The Property Legal Specialist will oversee all legal aspects related to real estate acquisitions, land documentation, property due diligence, RERA compliance, and contract management.This senior role requires deep expertise in real estate law, land acquisition, title verification, and regulatory clearances.The ideal candidate will work closely with the management, project, and finance teams to ensure legal integrity and mitigate risks in all property transactions.

Key & Land Legal Management

  • Conduct title verification, property due diligence, and legal clearance for land acquisitions and development projects.
  • Draft, review, and vet agreements including sale deeds, lease agreements, joint development agreements (JDAs), and MoUs.
  • Handle land conversion, zoning, and approval processes with government authorities.
  • Ensure compliance with RERA, municipal regulations, and other statutory obligations.
  • Maintain updated legal records and property documentation.

Litigation & Dispute Resolution

  • Represent the company in legal proceedings, arbitration, and property-related disputes.
  • Liaise with external legal counsel to manage litigation strategy and case updates.
  • Mitigate risks by providing proactive legal advice on potential disputes.

Regulatory Compliance & Advisory

  • Ensure compliance with all applicable real estate laws, land revenue codes, and municipal regulations.
  • Advise management on potential legal risks and suggest solutions for risk minimization.
  • Keep track of changes in property and real estate legislation and communicate implications to Collaboration
  • Work closely with project, sales, procurement, and finance teams to provide legal inputs for property transactions and project execution.
  • Support the management in negotiations with landowners, partners, and regulatory & Experience
  • Bachelors/Masters degree in Law (LLB/LLM) from a reputed institution.
  • Minimum 10 years of experience in real estate/property law, preferably in large-scale developments or real estate companies.
  • Proven experience in title verification, land acquisition, and legal due diligence.
  • Strong knowledge of RERA, land revenue laws, and municipal property regulations.
  • Excellent negotiation, drafting, and communication skills.
  • Ability to handle high-value property transactions and complex legal challenges independently.
