Property Manager

Purpose: The Property Manager will oversee technical operations at the respective site and ensure 100% SOPs are maintained. Roles and Responsibilities: A. Operations & Facility Management • Manage day-to-day operations and interact with and resolve client issues promptly • All maintenance activities include PPM for all Electromechanical equipment. • Finalising AMC/CAMC for all critical equipment. • Conversant with Legal/building and labour compliance and ensuring full compliance. • Preparing and sharing Management reports (Daily/weekly/Monthly/quarterly) • Adherence to all compliances, bylaws and design aspects. • Reporting standard as per GRI and GRESB. • MIS reports, Tracker for services and ongoing works. • Facilitate all External and Internal Audits • Technically sound, good knowledge of STP, HVAC and other electrical systems. B. Strategic: • Prepare and manage CAM budgets in coordination with the TRIL team and ensure cost savings. • Tracking of budget and expenses. • Vendor development for Repair and maintenance activities. • Asset enhancement planning and execution. • Energy saving initiatives. • Training and development for Teams on operations management and Technologies. C. Administrative • Interact and liaison with the Electricity board, water supply, Property tax and police officials for the resolution of problems in consultation with the Corporate Relations team. • Timely payment of utility bills to avoid any penalties • Timely billing to clients and follow-up on payments. • Customer-centric approach to achieve maximum CSAT Scores. • Timely payment of Property taxes, Electricity, water and Gas bills for the Complete infrastructure
