1. Market Mapping & Location Scouting

  • Conduct detailed micro-market studies to identify high-footfall, high-ROI areas.
  • Build heatmaps for current and potential customer clusters (by income, lifestyle, and proximity to demand hubs).
  • Track competitor store openings, market saturation, and footfall patterns.
  • Identify potential locations across high streets, malls, and premium residential zones.

2. Network Building & Lead Generation

  • Develop a robust network of brokers, landlords, IPCs (real estate consultants), and mall leasing teams.
  • Maintain a healthy pipeline of 1015 properties at all times.
  • Leverage local market connects for off-market deals and early access to new developments.

3. Commercial Negotiation & Lease Management

  • Own the negotiation of rent, lock-in periods, revenue share (if any), and other key terms.
  • Benchmark lease terms against industry standards to optimize cost per sq.ft and breakeven period.
  • Present clear proposals with ROI analysis, P&L projections, and risk assessment for each location.

4. Internal Coordination & Approvals

  • Work closely with legal, finance, and design/VM teams for documentation, due diligence, and store readiness.
  • Track project timelines from LOI to lease signing to handover.
  • Ensure all leases meet compliance, legal, and operational norms.

5. Expansion Strategy & Reporting

  • Maintain MIS of all leads, negotiations, closures, and store-level performance post-opening.
  • Recommend go/no-go decisions with clear logic and data.
  • Support pan-India expansion playbook creation based on learnings from Bangalore roll-out.

Qualifications & Skills:

  • 3–6 years of experience in retail expansion, store development, leasing, or business development, preferably in fashion retail, QSR, beauty, or lifestyle brands.
  • Proven ability to close 10+ retail leases (100–800 sq.ft) across high streets or malls.
  • Strong commercial acumen, understands the interplay between rent, footfall, and unit economics.
  • Deep understanding of Bangalore’s geography, zoning, traffic patterns, and consumption hotspots.
