Job Description

Job Purpose: To ensure seamless day-to-day operations, maintenance, and management of commercial real estate properties by leading facility operations, managing vendor relationships, ensuring compliance, and delivering high standards of service and upkeep across the property portfolio. Key Responsibilities: Property Operations & Maintenance Oversee daily facility operations including HVAC, lifts, DG sets, electrical, plumbing, fire systems, etc. Ensure all MEP (Mechanical, Electrical, Plumbing) systems are in optimal working condition. Plan and implement preventive and corrective maintenance schedules. Vendor & Contract Management Manage service providers (housekeeping, security, landscaping, AMC vendors, etc.) Draft and manage maintenance contracts; ensure timely renewal and service delivery. Monitor vendor KPIs, performance, and quality of service. Occupant Relations Act as the single point of contact for tenants regarding facility-related issues. Handle complaints, requests, and feedback with quick resolution. Cost & Budget Management Prepare and manage OPEX budgets for property operations. Monitor energy consumption and drive cost-effective solutions. Ensure timely billing, recovery of CAM charges, and budget adherence. Health, Safety & Compliance Ensure compliance with statutory regulations, fire safety, and building codes. Conduct regular safety audits, risk assessments, and training sessions. Implement sustainability and energy efficiency practices. Reporting & Documentation Maintain records of maintenance logs, vendor SLAs, AMC schedules, and incident reports. Submit regular MIS reports to senior management. Key Skills & Competencies: Strong technical knowledge of building systems (MEP) Problem-solving and crisis management skills Good communication and interpersonal abilities Leadership and team management Familiarity with property management software and MS Office Understanding of safety and compliance norms (fire, electrical, building regulations) Preferred Industry Experience: Commercial real estate (IT parks, corporate offices, SEZs) Facility management companies handling commercial portfolios Experience in tenant handling, SLA/KPI management, and asset upkeep
