You will be responsible for managing and maintaining electromechanical/utilities services at the site with the assistance of a technician team. This includes preparing and implementing planned preventive maintenance (PPM) and conducting regular inspections at the site to identify any risk or defect areas. You will review the work of subordinate staff, provide guidance when necessary, and ensure proper documentation, checking, and follow-up of assets under defect liability period and AMC/CAMC in a tracker. Your duties will also involve hiring, training, and developing shift engineers and maintenance staff, formulating budgeting controls, and monitoring SLAs & KPIs for JLL and outsourced agencies to ensure effective service delivery. You will be responsible for maintaining service level agreements, overseeing vendor quotations and invoices, and ensuring proper sign-offs for attendance and cost sheet submissions. Additionally, you will schedule monthly vendor meetings, plan and implement energy conservation measures, and prepare monthly readings sheets with occupants while ensuring all check-sheets and logbooks are filled properly. It will be your responsibility to maintain history cards for all equipment, attend to major complaints, escalate issues to seniors, and coordinate with technical staff as needed. You will also ensure work permits are in place and safe working practices/procedures are followed. Furthermore, you will assist the Property Manager/Assistant Property Manager/Technical Manager in conducting risk assessments, root cause analysis, and creating corrective, preventive, and emergency response action plans. You will take part in evacuation drills and be part of the Emergency Response Team/Quick Response Team. Maintaining engineering reports such as DMR and MMR will be part of your regular tasks, and you will work closely with regional and head office teams to ensure timely closures of all required reports. Prepare monthly readings sheet with occupants and ensure all check-sheets and logbooks are being filled properly as per the schedule Maintain history cards for all equipment s. Attend major complaints & escalate to senior & co-ordinate with technical staff if necessary. Ensure work permits are in place and safe working practices /procedures are followed. Assist the Property Manager/ Assistant Property Manager/ Technical Manager in conducting risk assessment of the building operations and work towards mitigation of highlighted inherent risks and in conducting root cause analysis in case of system failure and breakdowns. Create corrective, preventive and emergency response action plans. Take part in evacuation Drills and be a part of ERT/QRT team. Maintain engineering and other reports like DMR and MMR. Work closely with the regional RO / HO / SME/ Training teams and ensure closures of all required reports. Facilitate the services under the Slogan No Safety No Work .
