You are a detail-oriented and innovative Architect Feasibility Specialist responsible for assessing the viability of upcoming projects from architectural and planning perspectives. Your role involves evaluating site conditions, regulatory constraints, and design possibilities to deliver accurate feasibility reports and proposals for real estate developments. Your key responsibilities include conducting site feasibility studies considering various factors such as FSI, permissible building envelope, setbacks, zoning regulations, and other local building codes. You will collaborate with land acquisition, legal, and project planning teams to determine development potential. Additionally, you will prepare massing studies, high-level conceptual layouts, and area statements based on project goals and compliance, while also evaluating cost implications, design constraints, and usage optimization from an architectural perspective. Your role also involves preparing feasibility reports and presentation decks for internal review and investor/stakeholder meetings. You will coordinate with external consultants such as surveyors, local architects, and town planners for project-specific data. It is essential to stay updated on DCR (Development Control Regulations), UDCPR, and other local statutory changes impacting design feasibility. You will provide support in master planning and project visioning exercises and assist in due diligence activities for land parcels and redevelopment opportunities. To excel in this role, you must possess an in-depth understanding of architectural design principles, building bye-laws, and development regulations. Strong analytical and spatial planning abilities are essential, along with proficiency in AutoCAD, SketchUp, MS Office, and visualization tools (Revit is a plus). Excellent communication and presentation skills, attention to detail, and strong documentation abilities are crucial. You should be able to work cross-functionally with land, legal, and finance teams. Qualifications required for this role include a Bachelor's degree in Architecture (B.Arch) and preferably a Master's in Urban Planning or Real Estate Development. You should have at least 24 years of experience in architecture, with a minimum of 2 years in feasibility and planning roles. Experience in residential, commercial, or mixed-use projects is preferred for this position.,

The ideal candidate for this role will possess an in-depth understanding of architectural design principles, building bye-laws, and DCPR. Strong analytical and spatial planning abilities are essential, along with excellent communication and presentation skills. Attention to detail and robust documentation abilities are also key requirements for this position. You should be able to work effectively with cross-functional teams including land, legal, and finance departments. To qualify for this position, you should hold a Diploma degree in Architecture and have at least 1 year of experience in feasibility studies. Experience in residential projects would be preferred.
