Job Title: Manager - Contracts Department: QS & Contracts Industry: Residential Real Estate / Construction Location: Sarjapur, Bangalore ABOUT THE ROLE : The Manager – Contracts will be responsible for managing end-to-end contract administration across residential real estate projects. This includes coordinating with design and project teams, assisting in vendor evaluation and finalization, preparing and issuing work orders, and monitoring budgets and contractual compliance. The role will also support risk identification and mitigation while ensuring timely execution and alignment with project goals. KEY RESPONSIBILITIES: KRA 1: Design and Coordination Review and verify project documents including drawings, BOQs, and specifications from Architect and QS teams. Coordinate with site teams to validate work order requests and align quantities with Head Office QS. Ensure early contractor engagement for specialized work through timely scoping and alignment. KRA 2: Vendor Negotiation & Finalization Oversee the floating of tenders and BOQs; ensure transparent bidding with at least 3 vendor comparisons. Lead high-value vendor negotiations to secure the best commercial and technical terms. Approve final contract templates and clauses in compliance with company policies and business objectives. Finalize vendor contracts ensuring deliverables, payment terms, timelines, and quality standards are clearly defined. KRA 3: Issuance of Work Orders Ensure timely issuance of accurate Work Orders aligned with project requirements and budgets. Approve construction schedules and payment milestones in consultation with site in-charges. Organize and lead kick-off meetings with civil, electrical, and plumbing vendors. Oversee the process for handling variation orders and ensure they are certified by HO QS. KRA 4: Budget and Resource Management Monitor budget allocations and ensure work orders are issued within approved limits. Establish systems for efficient contract documentation, retrieval, and version control. Ensure tracking, renewals, and compliance of all contracts across project lifecycles. KRA 5: Risk Management Identify contractual risks and create mitigation strategies to prevent project disruptions. Conduct regular reviews of contract performance, vendor compliance, and claims management. KRA 6: Compliance – Warranty, BG, and Triparty Agreements Oversee receipt and validation of BGs (Bank Guarantees), Warranties, and Triparty Agreements. Contractor & Supplier Coordination · Develop and manage schedules for major contractors and suppliers. · Track actual activity start dates and calculate lead times for performance assessment.  6. Cash Flow Management · Prepare and track monthly cash flow reports. · Compare planned vs actual cash flow to ensure financial stability. 7. Drawing & Design Coordination · Prepare and manage the drawing schedule for the entire project lifecycle. 8. Delay Analysis & Catch-Up Plans · Identify and monitor daily delays due to planning, unforeseen conditions, material procurement, or approvals. · Develop catch-up schedules to mitigate potential project setbacks. 9. Management Information System (MIS) Reports · Prepare and submit monthly MIS reports for project tracking and decision-making.
