KEY RESPONSIBILITIES: Verbal and Written communication in KANNADA is must Should have experience in Title due diligence & to be handled independently. Exposure in the Corporate Law required in real time. Support land related due diligence related work. Verification of land documents and records for preparing/drafting Legal Opinions for various, Developers and for Companies. Drafting and registration of various Deeds of Conveyance such as Sale Deeds, Gift Deeds, Lease Deeds. Release Deeds, Rectification Deeds, Partition Deeds etc., before various Sub-Registrar offices. Drafting, verification and modification of various contracts such as Non-disclosure Agreements, Employment agreements, Construction Contracts, Bank Guarantees, Integrity pacts, Rental Agreements and various other documents. Evaluate legal compliance processes and risk assessment goals to offer solution to issues which particularly fits the company and clients on land deals. Obtain and verify Legal Scrutiny Report of the property to be mortgage. Make proper perusal of Legal Scrutiny Report of the properties to be mortgaged. Prepare detailed scrutiny of all the title documents in the file (Should know the title flow chart) and interpreting various Agreements, Deeds, Affidavits and other documents for its legal implications and provisions. Further verify the title of the property to be mortgaged by perusing the all the title documents to safeguard the Company's interest and ensure company from involving in disputed or unclear property to avoid future litigation. Basic Knowledge of Court Proceedings is an added advantage. Draft, revised and maintain legal documentation to update corporate governance . - Land: (i) Supervise due diligence for successful land acquisitions across the state of Karnataka and Tamil Nadu; (ii)Drafting, vetting and registering of various land documents such as Sale Deeds, Release Deeds, Ratification Deeds, Lease Deeds, Joint Development Agreements, Memorandum of Understanding. (iii)Maintaining comprehensive land records for properties owned/to be acquired by the company, and coordinating with external advocates to prepare detailed due diligence reports for these properties. - Transaction Management: Assisting and concluding equity and debt transactions, by: (i) Vetting, negotiating, finalizing and executing preliminary transactional documents such as a Term Sheet and a Non-Disclosure Agreement; (i)Successful completion of the due diligence exercise with respect to Land, Material Contracts, Litigation, the Company (corporate secretarial), Intellectual Property and Employment; (iii) Vetting, negotiating, finalizing and executing internal documents such as Board Resolutions, Special Resolutions, Placement Memorandums, etc necessary to complete the transaction; and (ii)Vetting, negotiating, finalizing and executing the definitive documents forming a part of the transaction such as a Shareholders Agreement, Share Purchase Agreement, Share Subscription Agreement, Debenture Trust Deed, Debenture Trustee Appointment Agreement, Escrow Agreement, Non-Disposal Undertaking, etc. - Other Activities: (i) Drafting, vetting and executing of documents and contracts such as a Private Placement Memorandum, Investment Management Agreement, Contribution Agreement, Trust Deed, Employment Contract, Construction/EPC (Engineering Procurement and Construction) Contract, Privacy Policy, etc; (ii) Provide actionable insights through comprehensive legal research; and (iii) Managing the litigations filed by/against the company, by availing the assistance of external counsels. Role Summary: Responsible for managing and maintaining inventory, materials, and equipment at the construction site. Ensures timely receipt, issuance, and recordkeeping of construction materials for warehouse projects. Key Responsibilities: Receive, inspect, and verify incoming materials as per purchase orders. Maintain proper documentation of stock receipts, issues, and returns. Organize and store materials systematically to ensure safety and easy retrieval. Coordinate with site engineers and procurement team for timely availability of materials. Track consumption and maintain minimum stock levels to avoid delays in construction. Prepare and maintain daily stock reports, GRNs (Goods Receipt Notes), and other inventory records. Conduct periodic physical stock audits and reconcile discrepancies. Ensure compliance with safety standards in storage and material handling. Handle loading/unloading and coordinate with transporters/logistics vendors when required. Maintain tools and equipment inventory, and track issue and return registers. Required Skills & Qualifications: Minimum 3 - 5 years of experience in a construction-related store management role. Graduate or Diploma in any discipline. (Diploma in Civil/Construction Management is a plus) Familiarity with warehouse and construction materials. Proficiency in MS Excel and inventory management software (e.g., Tally, ERP systems). Strong organizational and communication skills.
