Manager/ Sr. Manager - (HVAC + PHE)

Role & responsibilities

• Providing design brief to the consultants as per the Management vision
• Shortlisting good consultants from the market for appointment of consultants for the project
• Coordinating with liaison team, External Consultants, Architects, Master planners & Internal teams
• Incorporating approved layout from local approval body into final GFC drawing through consultants
• Should have knowledge of local / NBC / all applicable codes and standard practice as per market
• Checking & providing inputs for - concept design, DBR, design criteria, water balance sheet and drawings at preliminary level. This includes checking of water, drainage, rainwater, tank capacity, STP, pump capacity, HVAC systems load and capacity calculation, mechanical ventilation system, Electrical design, elevator & its traffic calculations.
• Co-ordination with MEPF consultant for drawing, DBR and design criteria.
• To prepare / review plans, details, specifications and cost estimate of plumbing, heating, ventilating, air conditioning and general piping system.
• To Prepare preliminary budget for the project for plumbing, HVAC, firefighting, Electrical and tracking of the same for all deviations.
• Checking of BOQ with respect to finalized specification, drawing and DBR.
• To facilitate preparation of tender, Pre-bid meeting, technical meeting & negotiation meeting.
• Wherever required prepare technical clarifications to the tendered design to suit specific on-site construction and co-ordination issues.
• Making rate analysis wherever required.
• Random Quality checking for MEPF work as per approved brands & testing.
• To provide technical advice to designers, supervisor, engineering team and contractors, regarding installation and maintenance of MEP System.
• To take part in risk workshops, identify & analyze mechanical, Electrical and Plumbing engineering problems and formulate solutions.
• To plan, organize the review and evaluate the work of consultant, contractor and others.
• Advise the Project in charge of any technical aspects of the mechanical services that may affect construction progress, e.g. quality or snag.
• Continually review the contractors construction schedule during the progress of site works with regards to MEP services and report to the Project charge on the same.
• In conjunction with the document controller, ensure that the filing/logging of the MEP documentation is undertaken in line with the project handbook and continually monitor the same.
• Advise on all issues regarding LEED and ensure that the appropriate documentation and information is provided to the appropriate authorities to obtain the LEED standard required on the project.
• Review, ensure engineering co-ordination & confirm Contractors installation method statements, shop drawings.
• Review Contractors mechanical services material proposals against specified technical performance requirements and advice the Project In charge on the appropriateness of the proposals.
• To inspect & ensure the mechanical services works by the Contractors for adherence to the approved shop drawings, Consultants specification, good working practices and construction schedule.
• Monitor and promote health and safety on the site. Record and report any breaches to the Project Manager.
• Be available to undertake off-site inspections of proposed equipment and materials as may be deemed necessary by the Project Manager.
• Undertake a prior review of the Contractors proposed mechanical system testing & commissioning methods and schedule. Witness, review & ensure mechanical system final testing and commissioning.
• Undertake final project snagging and prepare a list of defects for Contractor’s action.
• Attend project, site progress and any mechanical services related technical meetings as directed by the project manager.
• To advice on any mechanical services, related to variable costs that may be claimed by the Contractor during the course of the works.
• Review and comment on the Contractor’s Operation and Maintenance manuals.
• To prepare and deliver project status reports, weekly & monthly reports, oral presentations as may be required

Preferred candidate profile

• Knowledge of MS Office, AutoCAD and Project management software
• Should have worked on Multitenant office buildings & Residential apartments
• Shall be aware about the current norm and NBC/ applicable codes of best practices
• Shall have in-depth knowledge about the process, sequence & methods to be followed for
  execution.
• A highly self-motivated, ambitious individual

• Strong oral and written communication skills along with effective Customer interaction & report writing
• Knowledge of building systems, energy technologies, green building and high performance design

• Knowledge of MEP construction and subcontracting
• Knowledge of energy efficiency, performance contracting, commissioning, BIM or green building is a strong plus
• Proven track record on completing projects
