Job Description

Role Overview:

The Quantity Surveyor (QS) will be responsible for end-to-end cost management, contract administration, and commercial support for datacenter projects at CtrlS. The role demands strong analytical, contractual, and financial skills to ensure project costs are effectively managed while maintaining compliance with company standards and statutory regulations.

Key Responsibilities:

  • Conduct detailed quantity take-offs from GFC (Good for Construction) drawings, specifications, and site inspections to ensure accurate measurement and estimation for datacenter projects.
  • Review, validate, and certify Running Account (RA) bills and final contractor invoices in line with contractual terms and project budgets.
  • Evaluate and certify variations and change orders submitted by contractors, ensuring alignment with datacenter project requirements and approved scope.
  • Manage project cash flows, prepare interim and final payment certificates, and ensure timely disbursements.
  • Support claims management and dispute resolution including delay analysis, EOT (Extension of Time) assessments, and cost claim evaluations.
  • Analyze and compare contractor, subcontractor, and supplier quotations; recommend value-engineered solutions to optimize cost efficiency in datacenter builds.
  • Track and monitor project costs against budgets, prepare regular cost reports, MIS, and financial summaries for management review.
  • Ensure compliance with contractual obligations, GST, labor laws, and statutory requirements relevant to datacenter construction.
  • Collaborate with internal stakeholders including planning, engineering, procurement, and site execution teams for smooth project delivery.
  • Maintain updated knowledge of market rates, labor wages, and material costs (specific to datacenter-grade MEP, civil, and fit-out works).
  • Utilize project management and cost control software tools (e.g., AutoCAD, MS Excel, CostX, Tally, MS Project) for estimation, reporting, and documentation.

Desired Skills & Qualifications:

  • Bachelor’s Degree/Diploma in Civil/MEP Engineering or Quantity Surveying.
  • 4–12 years of relevant experience, preferably in datacenter, industrial, or large-scale infrastructure projects.
  • Strong knowledge of contracts (FIDIC/standard forms), cost estimation, billing, and financial reporting.
  • Proficiency in MS Excel and cost management tools.
  • Excellent analytical, negotiation, and stakeholder coordination skills.
