About The Role

We are seeking a high-performing Sales Head to drive occupancy and revenue across our student housing and working professional housing portfolio. The Sales Head will be responsible for achieving 90%+ occupancy through a blend of digital lead generation, B2B partnerships, ATL/BTL marketing activities, and call center conversions.The ideal candidate will have a strong background in B2B & B2C sales, digital marketing, and team leadership, with a proven track record of scaling occupancy-driven businesses.

Key Responsibilities

  • Sales & Revenue Growth
  • Own sales targets and occupancy goals for all student and professional housing properties.
  • Build and execute a comprehensive B2B + B2C sales strategy to ensure year-round occupancy.
  • Identify and close corporate partnerships, institutional tie-ups, and channel sales opportunities.
  • Digital Lead Generation & Marketing
  • Drive performance marketing campaigns (Google Ads, Facebook/Instagram Ads) to generate high-quality leads.
  • Collaborate with the marketing team to improve SEO, content marketing, and influencer campaigns.
  • Analyze CPL (Cost per Lead), ROI, and conversion rates to optimize digital spend.
  • ATL/BTL Activities
  • Plan and execute on-ground activations, campus outreach, events, and roadshows to increase brand visibility.
  • Manage ATL campaigns (print, outdoor branding, etc.) for stronger brand recall.
  • Team Leadership & Collaboration
  • Work closely with the Call Center Head and tele-sales team to maximize inquiry-to-booking conversions.
  • Hire, train, and mentor a high-performing sales and field activation team.
  • Monitor sales pipeline, lead nurturing, and conversion funnel on a weekly basis.
  • Business Intelligence & Reporting
  • Develop dashboards to track occupancy trends, revenue forecasts, and conversion performance.
  • Present weekly and monthly sales performance reports to senior leadership.

Key Skills & Experience

  • 8–12 years of experience in sales and marketing, with at least 3–4 years in leadership roles.
  • Proven expertise in real estate, student housing, co-living, or hospitality sales.
  • Strong knowledge of digital marketing and lead generation (PPC, social media, SEO).
  • Experience in B2B partnerships, corporate tie-ups, and campus partnerships.
  • Strong analytical and data-driven decision-making abilities.
  • Excellent communication, negotiation, and leadership skills.

Qualifications

  • MBA or equivalent in Sales, Marketing, or Business Management (preferred).
  • Certification in Digital Marketing (optional but desirable).
